Rank and rent calculator: lead value, fair rent and payback

I built this because I kept doing the same sums on scraps of paper while picking niches. You put in what you think a site could bring a business, and it tells you what those leads might be worth, what rent could be fair, and how long the build would take to pay back. Everything runs in your browser; nothing you type is sent anywhere.

I should be upfront: my two sites have no renters yet and my revenue is $0. These are my working sums, not results.

• Lead value per month = calls per month × close rate × average job value (revenue to the business, before their costs). With the example data: 20 × 30% × $400 = $2,400.
• Rent range = lead value × your low share, up to lead value × your high share. I default to 10% and 25% because they feel like a price a small operator could say yes to while still keeping most of the value. That's my guess, not a market rate. I haven't tested that with a real renter yet.
• Payback months = site build cost ÷ monthly rent. The faster figure uses the high rent, the slower one uses the low rent.
• This ignores running costs (hosting, call tracking) and the months before the site ranks and gets any calls. Real payback starts only once a renter is paying.
